Two of Winnipeg's most sought-after neighbourhoods — what's driving demand in 2025.

River Heights and Crescentwood sit side by side in central Winnipeg, separated only by a few streets but sharing a common identity: tree-lined boulevards, character homes, walkable village-style retail, and some of the most consistently strong real estate values in the city. In 2025, demand in both neighbourhoods is showing no signs of slowing.

River Heights

River Heights stretches roughly from Confusion Corner in the east to Waverley Street in the west, and from the Assiniboine River north to Grant Avenue. It's a diverse neighbourhood in the best sense — you'll find first homes, forever homes, luxury estates, and quality rentals all within a few blocks of each other.

The Corydon Avenue strip is the social and commercial heart of River Heights, lined with restaurants, cafés, independent boutiques, and Winnipeg institutions like Segovia Tapas Bar and Luxalune Gastropub. The neighbourhood is walkable, bikeable, and has strong transit connections to downtown.

Crescentwood

Crescentwood is widely considered one of Winnipeg's most prestigious residential neighbourhoods. Bounded by the Assiniboine River to the north, Wellington Crescent — with its iconic elm canopy — runs along the river's edge and features some of the city's most distinguished homes.

The neighbourhood's housing stock is primarily pre-war and post-war character homes — many of them extensively renovated — alongside mid-century builds and occasional luxury new construction infills. Crescentwood consistently commands a price premium that reflects its enduring desirability.

What's Driving Demand in 2025

Both neighbourhoods benefit from a combination of factors that are hard to replicate: mature tree canopy, walkable amenities, established school communities, and proximity to the Assiniboine Park and River Trail system. As Winnipeg's urban core continues to evolve, inner-city neighbourhoods like these are appreciating faster than suburban alternatives.
